How To Sell Your Own Home as a FSBO (For Sale By Owner) in San AntonioContributed by SAH Admin on May 18, 2010 Selling a home "For Sale by Owner" or FSBO can be a little unnerving the first time, but thousands of people do it every year with a little help and research. Here are five basic points for what to expect: 1. Pricing Setting the initial asking price can be tricky. Too high a price scares off cautious buyers and too low a price can be a disaster. Do your homework on what similar properties have sold for on www.zillow.com or contact a realtor to assess your home and take their advice on the asking price. Know what you're worth...chances are you're not one of the most expensive homes in San Antonio, so you need to price accordingly. 2. Consider a Co-op There are many on-line companies dealing with local properties for sale in the San Antonio, TX area. For a flat fee they list the details and photos of your home which you will prepare and download to them. They will also advertise and may offer a "virtual tour". However interested parties will contact you, the seller, directly to ask questions and set up viewings. 3. Stage the Home Although there are professional companies which do this sort of thing, staging simply means showing your home to its best. Clear away clutter and make sure the home is clean and free from pet smells and other off-putting sights. If necessary have a garage sale or rent a storage unit to store garage clutter, boxes and unwanted furniture so your home looks spacious, attractive and welcoming. 4. Offers Sooner or later you will get an offer. Consider the pros and cons carefully. Is the buyer in a position to complete quickly? Will they need a mortgage? Do they also have a property to sell? If the offer is low, a counter offer is acceptable to bring the two parties hopefully to a compromise. 5. Paperwork Once the offer has been signed and agreed by both parties a title company will take care of the title search. This is usually ordered by the buyer's mortgage company. The seller will need the help of a closer or an attorney who will tell you what paperwork is required for the closing to take place. The City Council hopes to survey all historic properties in this popular destination city and create an early warning system for those at risk of demolition. One of the plan's initiatives is to identify landmarks and historically significant areas in River North, where preservationists recently lost two battles to save properties. A 1949 car dealership at 1130 Broadway and three houses in the 600 block of Camden Street, including Audry's Mexican Restaurant now await demolition. San Antonio Conservation Society president Rollette Schreckenghost called the idea of historic preservation “long overdue” but not everyone approves the idea. Many negative comments are being voiced by local residents, fearful they will no longer be able to paint their own front door without permission. The median house price in San Antonio’s Metropolitan district in Q1 2009 was $148,300 compared with $149,800 in the same quarter of 2008, as reported by the National Association of Realtors. This represents a drop of just 1%. Other areas of Texas report drops of 4.7% in Dallas- Fort Worth – Arlington and 6.7% in the Houston – Baytown – Sugar Land area. First time buyers accounted for half of all purchases with families taking advantage of lower prices on foreclosed properties. Shocking as this figure may be, it is better than the national average, as many homeowners are more than one month late in paying their home loans. Nationwide figures show that 4% of US home loans were in foreclosure by the end of March 2009, compared to 1.66% in Texas. However, these figures may all be artificially low due to the Fannie Mae and Freddie Mac halt on foreclosures and other local moratoria. The impact of the recession and mounting job losses are hitting some areas particularly hard. Mortgage defaults are not expected to improve until the employment situation improves, which the Mortgage Bankers Association predicts will not be until late 2010.
